Common HVAC Problems that a Technician can Easily Repair and How Much Those Repairs Cost

Heating, ventilating and air conditioning (HVAC) units help keep homes comfortable in all seasons. You may not think about your heating and cooling system when it is functioning properly, but if it develops problems when the weather is very hot or cold, you will want to repair it as soon as possible.

You can do simple things like changing filters regularly and keeping the unit clean to help you avoid costly problems in the future. If you cannot see light through a filter when you hold it up, it is dirty and restricts the amount of air flowing to the unit. If the filter is very clogged, the unit may even freeze because it does not get enough air.

When you contract with an HVAC technician to perform periodic preventive maintenance checks, you can catch potential problems before they become major issues. An experienced technician can spot warning signs of imminent troubles and use preventive measures to avoid them. It is usually less expensive to make needed repairs early than it is to discover them when your unit stops working. In addition, unplanned repairs often take place at inconvenient times. When you have annual service for your HVAC system, you may reduce your operating costs up to 30 percent because the unit will be performing at top efficiency.

Following is a list of some common, easily repairable problems that arise with HVAC units along with their average diagnosis and repair costs.

1. The outside unit will not turn on.

The cause may be a defective transformer, thermostat or contactor. The unit may not be getting AC power, which could be due to a defective breaker or a wire burned at the disconnect. Other causes can be a wire that may have burned off at the contactor, or a dog may have chewed through the unit’s low voltage wires. Faulty wiring can be dangerous and a potential fire hazard.

· Transformer $99 - $132
· Thermostat $122 - $162
· Contactor $114 - $271
· Breaker $95 - $144
· Wire $68 - $90

Before calling your HVAC company when your system is not getting power, make sure that nobody accidentally turned off your thermostat.

2. The unit trips the circuit breaker when it turns on.

You may have a defective contactor, grounded compressor, weak breaker or a condenser fan motor that shorted to the ground.

· Contactor $114 - $271
· Compressor $700 - $1100
· Breaker $95 - $144
· Condenser fan motor $248 - $337

3. The fan will not run even though the unit hums.

A defective capacitor, burned wire or defective fan motor could keep the fan from running.

· Capacitor $123 - $164
· Wire $68 - $90
· Fan motor $248 - $337

4. The compressor does not run although the fan runs.

The problem may be a defective start capacitor, defective compressor or burned wire at the compressor. The compressor may be out on the overload protector, and the technician will need to clean the condenser coil, adjust the refrigerant charge, replace a defective run capacitor or replace the compressor if it will not reset. Adding a hard start relay may correct the problem.

· Start capacitor $132 - $176
· Compressor $700 - $1100
· Wire $68 - $90
· Clean condenser coil $94 - $125
· Refrigerant $24 per pound
· Adjust refrigerant $48
· Run capacitor $123 - $164
· Hard start relay $157 - $209

5. The fan inside does not run although the outdoor unit runs.

You may have a defective fan center, capacitor or blower motor. Other causes could be a dirty evaporator coil, dirty filter or a wire that burned off.

· Fan center $179 - $239
· Capacitor $88 - $118
· Blower motor $275 - $385
· Clean evaporator coil $103 - $140
· Filter $43 - $58
· Wire $68 - $90

If your HVAC unit does not heat or cool your home properly or turns off and on at random, it is time to call an experienced HVAC technician to diagnose and repair the problem.

Repair costs keep rising, and it may be a good idea to replace a malfunctioning component if it is expensive to repair. You may want to replace the entire system if it is more than 10 years old. The new models are normally more energy efficient, so you can save on utility bills as well as on repair bills if you decide to replace your HVAC system. However, if you do not plan to stay in the same home more than several years, repairing the system may be more cost effective.

HVAC companies commonly charge for service calls now because they have to pay more for gas and have higher overhead. In addition, they must pay employees to be available after normal business hours. A company may waive their service fee in some cases if their technician completes the repairs during the visit or the customer signs a contract for the company to repair the HVAC system. Service fees normally range from $29 to $279.
